Terms & Conditions

These conditions are an agreement between parties. Any infringement permits Royal Stays to refuse a key, amend the rental and/or terminate the Tenancy without refund. Variances can be agreed on but only by arrangement with the Royal Stays in writing.

The Royal Stays and Guest(s) agree that only the listed guest(s) in the reservation will take up the premises except approved by the authority of Royal Stays in writing and suites will be used only for residential purpose.

Bookings
We welcome you to view the property prior to booking either in person or on our website www.royalstays.com.au. Tenants/Guests hereby accept the premises as booked and cannot be relocated. We accept no responsibility for mis-description of the property, particularly with regard to telephone bookings.

Payment
A payment of 40% of the total rental amount is required within 24 hours of the initial inquiry to confirm the booking. The balance of the total rent is to be paid in full 14 days prior to occupancy unless other arrangements have been made with Royal Stays in writing. If this time has already lapsed, full payment will be required as soon as possible. Royal Stays reserves the right to refuse the handover of the keys if full payment is not made prior to check in. Surcharge applies to all credit card payments, please see the invoice for more details.

Bond
A bond payment or credit card pre-authorisation is required on the day of arrival. Failure to supply these promptly may result in Royal Stays refusing to handover the keys of the apartment.
For booking of 27 nights or less: $500
For bookings of 28 nights or more: 2 Weeks equivalent rent

Cancellation
For Reservation of 27 days or less

Before Check in
If cancelled or modified up to 14 days before date of arrival, a fixed $100 fee will be charged.
If cancelled or modified later or in case of no-show, 100 percent of the total price of the reservation will be charged.
After Check in
A 14 days notice required if the tenant/guest would like to modify or cancel the reservation after arrival, Different rental rates may be applied.
- Booking through other portals (eg: Airbnb, Booking.com)
Please refer to your booking confirmation for cancellation policy.

For Reservation of 28 days or more
- Bookings through Royal Stays
Before Check in
If cancelled or modified up to 30 days before date of arrival, a fixed $100 fee will be charged.
If cancelled or modified later or in case of no-show, 100 percent of the total price of the reservation will be charged.
After Check in
A 30 days notice required if the tenant/guest would like to modify or cancel the reservation after arrival, Different rental rates may be applied.

Check in and Checkout timings
Royal Stays does not have any reception, please advise us of your expected arrival time at the property in advance. It is the guest’s responsibility to advise Royal Stays if they will be late or have been delayed during business hours to arrange alternate key collection. Royal Stays cannot be responsible for alternate accommodation or any other costs when guests arrive after hours if no prior arrangement has been made. Please note a fee of $100 will be charged for after hours check in between 12am to 8am, unless waived by Royal Stays in writing.

Late checkout fees of $25/Per 30 Minutes apply to the guest checking out after 10am, unless agreed with Royal Stays in writing.

After Hours Service
Our normal operating hours are Monday to Sunday 9am to 9pm. Phone calls after these hours must be made on our emergency contact number +61 412 122 234. Please be aware that this is for emergency calls ONLY, and any unnecessary call outs will incur a $55 (Inc GST) fee.

Linen
All properties are supplied with one set of linen for each bedroom. Tenants/Guests are not required to wash the linen at the end of tenancy.

Breakages
Any damages to the doors, flooring, appliances, linen, drapes, blinds, furniture and fixture, plumbing, carpet, windows, kitchen utensils etc. beyond normal wear and tear will be deducted from this security deposit. In case, the amount is greater than the security deposit, the guest(s) agrees to pay all such charges within 7 days of the vacation of the premises. In case of any item is damaged beyond repair, a replacement cost will be charged. In addition to the actual charges, a service fee of 30% will also be charged by Royal Stays for the charges listed above. In case of loss of revenue due to excessive damage, the guest(s) also agrees to pay for this loss of revenue.

Keys
Lost or damaged keys and/or swipe would occur a replacement cost of approx $150-$250.

No Smoking
Smoking is prohibited at all the properties. The guest(s) will ensure that the suites remain free of smoke contamination. In case of smoke contamination, a penalty of $200 will be charged. Charges for extra ordinary cleaning due to misuse of the facilities may also apply.

Pets
Pets are not allowed unless you have booked a specified pet friendly property.

Cleaning
Please assist by leaving the premises clean and tidy, with cutlery and cooking utensils washed and put away, excess rubbish disposed off, oven, fridge and microwave cleaned of any spills. Guest is not required to wash the linen. Additional cleaning fees of $100 or more may be charged to return the property to its condition on your arrival. If, upon arrival, the property or contents failed to meet acceptable cleaning standards every endeavour will be made to rectify the problem. However, this shall not constitute grounds for cancellation or refund.

Carpet
Guests are required to leave the carpet in the same condition as arrival. If the carpet is stained, guest is liable to pay the steam clean + $60 admin fees. Invoice can be provided upon request.

Cooking strong smelling food
You are not permitted to cook in the apartment any dish likely to leave a long lasting odour in the apartment. This is for the benefit of future tenants. You agree that if you do we are entitled to, and will, charge you an amount of $300 to cover the cost we will incur in having the apartment deodorised.

Body Corporate
Our apartments are subject to body corporate rules. Please refer to the apartment manual on arrival at the apartment. Noncompliance of these rules will result in you being removed from the property without refund. Acceptance of these terms and conditions signifies acceptance to abide by the specific apartment and body corporate rules found in the apartment manual on the property.

Accommodating extra persons
Setting up makeshift structures i.e. accommodating more persons than the property permits is prohibited.

Parties and functions are strictly prohibited
Please note that this property has a strict 'no party' policy, and unauthorised parties, group gatherings and functions are strictly prohibited. Any violation of this policy will result in eviction from the property and additional cleaning fees will be charged.

Changes to Accommodation
If the property you have booked is not available for any reason, we reserve the right (at our option) to 1, Relocate you to a property of an equivalent or better standard and location, or 2, Cancel the reservation and provide full refund. If this occurs, we will endeavour to give you as much notice as possible.

Parking Spots
Limited parking spots available at some locations and are subject to availability and additional cost. As frustrating as this is, we have no control over the bad behaviour of others. We are not liable if you book a car spot and someone parks in it. In the event this occurs, your best alternative is to place a note on their windscreen.

Liability
You, the Guest, indemnify Royal Stays against any liability which may attach to Royal Stays as a result of damage, injury or loss being personal or proprietary suffered by any person where damage, injury or loss has been contributed to or caused by any act or occasion of the tenant or his visitor. These conditions are an agreement between the parties. Any infringement of the above conditions permits the Royal Stays to refuse a key, amend the rental or immediately terminate the booked stay.

Utilities
Utilities are included in the rental rate. However, guest must ensure that all lights, air-conditioners and heaters are turned off when you are not in the apartment.

Guest Valuables
Guests are advised not to leave any valuables in the apartment. Royal Stays does not take responsibility of any loss incur as a consequences of someone stealing valuables from your apartments.

Vacate Demand
The Tenant must vacate the premises upon demand of the Royal Stays without refund upon breach of this agreement. Infringements include incorrect information supplied upon booking the property, causing malicious damage to the property being/causing a public nuisance, excess noise, accommodating more persons than agreed setting up makeshift structures or ignoring warnings or requests from Royal Stays.

Noise Restrictions
Loud noise cannot occur outside the following hours:
Monday – Thursday 7am – 10pm
Friday 7am – 11pm
Saturday & Public Holidays 9am – 11pm
Sunday 9am – 10pm
All properties are located in residential areas and Royal Stays asks that the tenants/guests are considerate regarding noise after the legal time limit.

Inspections
The Royal Stays can make an inspection of the premises upon demand.

Rubbish
Please dispose any excess rubbish accordingly or anything left at the property will incur a removal fee of $35 to $100 approximately, depending on the amount of rubbish needing to be removed. More information about the location of general waste and recycle bin provided in individual apartment guide.

Lost & Forgotten Items
Please check carefully before you leave the property, as we cannot guarantee any items left in properties will be found and returned to you.

Other Charges
The guest/tenant and/or the card holder authorises Royal Stays to charge the security deposit, accommodation charges, cancellation fee and all other charges related to outstanding dues or damages mentioned in this agreement on the credit card provided to Royal Stays.
